Relitix August Closing Data Shows Continued Market Fragmentation, With Regional Leaders Holding Strong and Several Markets Tightening

LAKE GENEVA, WI — September 29, 2026 — Relitix, a leading provider of data-driven intelligence for real estate brokerages, today released its monthly U.S. Real Estate Brokerage Market Share Report, based on closed transaction data from August 2026.
The latest data continues to show a highly fragmented brokerage landscape across major U.S. metros. In 9 of 14 markets tracked by Relitix, the leading brokerage accounted for less than 15% of closed volume, while regional leaders maintained strong positions in several markets. Compass ranked No. 1 or No. 2 in 9 of the 14 metros tracked, leading in New York, Los Angeles, Austin, Miami-Fort Lauderdale and Denver.
Notable August market share & leaderboard shifts
August market share data shows a mix of steady leadership and closely contested positions across several major metros. While the leading brokerages in most markets remained unchanged, several markets saw meaningful movement in market share, tighter competition among the top firms, or shifts in the order immediately behind the leader.
New York: Compass widens its lead. Compass accounted for 31.5% of closed volume in August, up from 31.2% in July. Corcoran followed at 16.0%, with Douglas Elliman at 13.6%.
Miami-Fort Lauderdale: Compass gains ground. Compass led the market with 9.1% of closed volume, up from 8.8% in July. Keller Williams Realty followed at 4.7%, with Douglas Elliman at 4.2%.
Pittsburgh: Three brokerages remain closely positioned. Berkshire Hathaway The Preferred Realty led with 17.1%, followed by Howard Hanna Real Estate Services at 16.2% and Coldwell Banker Realty at 13.8%.
Chicago: @properties maintains the lead. @properties accounted for 13.7% of closed volume, followed by Compass at 9.6% and Keller Williams Realty at 6.4%.
Phoenix: A continued three-way race. HomeSmart led the market at 8.5%, followed by eXp Realty and Realty ONE Group, tied at 6.8%. Compass followed at 6.1%.
Minnesota: The race for second tightens. Edina Realty remained the market leader at 10.7%, while Coldwell Banker Realty and Keller Williams Realty finished tied at 10.0% each.

The Relitix Market Share Report is produced monthly from closed transaction data sourced directly from the local multiple listing services (MLSs) serving each covered metropolitan area. For each market, Relitix aggregates every closed residential sale recorded for the report month and calculates each brokerage’s share of total closed dollar volume. Data is pulled after month end to allow late-reported closings to post, then standardized so brokerages are measured consistently: share reflects brokerage-level closed volume — not agent counts, franchise-wide presence, or self-reported production — and non-brokerage aggregate entries are excluded. Where a metropolitan area is served by more than one primary MLS, results are combined across them to reflect the full market. Because the report draws on recorded closings rather than surveys or estimates, the leaderboards update with each month’s actual sales activity, giving brokerage leaders a consistent, like-for-like measure of competitive position over time.
